Overview
409 Monroe is a former metal warehouse in Austin being transformed into a high-end destination, combining a luxury gym with an upscale restaurant. This adaptive reuse project exemplifies Cypress Creek’s ability to convert underutilized industrial spaces into vibrant, contemporary destinations.
Our Approach
Retained industrial character while introducing modern architectural features and finishes.
Collaborated with culinary and fitness partners to align space design with operational needs.
Integrated sustainable and efficient building systems for long-term functionality and appeal.
Recognized zoning changes from the City Council, eliminating minimum parking requirements, allowing restaurant use of the space.
Using my curated development teams and collaborating directly with users (Gensler, landlords, GC, construction manager, etc.) and getting creative on managing various trades directly.
