Overview

409 Monroe is a former metal warehouse in Austin being transformed into a high-end destination, combining a luxury gym with an upscale restaurant. This adaptive reuse project exemplifies Cypress Creek’s ability to convert underutilized industrial spaces into vibrant, contemporary destinations.

 
 

Our Approach

  • Retained industrial character while introducing modern architectural features and finishes.

  • Collaborated with culinary and fitness partners to align space design with operational needs.

  • Integrated sustainable and efficient building systems for long-term functionality and appeal.

  • Recognized zoning changes from the City Council, eliminating minimum parking requirements, allowing restaurant use of the space.

  • Using my curated development teams and collaborating directly with users (Gensler, landlords, GC, construction manager, etc.) and getting creative on managing various trades directly. 

 

Outcome (Projected/Planned)

  • Created a unique, multifunctional space that caters to both fitness enthusiasts and healthy, upscale dining patrons.

  • Positioned 409 Monroe as a cultural and lifestyle destination in Austin.

  • Highlighted Cypress Creek’s expertise in adaptive reuse and creative, high-quality redevelopment.
